This Oklahoma law updates rules for dividing shared property when owners cannot agree on how to split it. When multiple owners want the same piece of land at the same price, the court must hold a sealed-bid auction where each owner submits a private offer, and the highest bidder wins the property. The bill also allows courts to order public auctions by licensed auctioneers instead of sheriff sales if doing so is likely to fetch a higher total price. Under both methods, the sheriff is responsible for issuing the final deed once the court approves the sale, and no property can be sold for less than two-thirds of its appraised value.
