Landlord and Tenant - As enacted, requires a landlord, or a person authorized to enter into a rental agreement on the landlord's behalf, to disclose to the tenant in writing at or before the commencement of the tenancy certain contact information for the acceptance of service of process, receipt of notices and demands, maintenance services, and landlord-tenant communication. - Amends TCA Title 66.
This enacted law requires landlords in Tennessee to provide tenants with specific contact details for property management, owners, and maintenance services before a rental agreement begins. The disclosure must include names, phone numbers, and email addresses for authorized agents and owners, ensuring tenants know who to contact for legal notices, emergencies, and repairs. If a landlord fails to provide this information, tenants can request it in writing and, if it is not supplied within ten days, file a lawsuit to enforce the requirement. Courts that rule in favor of tenants will order the information to be shared and award reasonable legal costs and attorney fees. These rules apply to all rental agreements entered into on or after January 1, 2025.
