Relates to a private right of action concerning sidewalk sheds

This bill allows tenants in New York City (population over 1 million) to sue landlords who maintain dangerous or improperly permitted sidewalk sheds (temporary structures over sidewalks during building repairs). It applies to sheds without active permits, left for over 30 days without necessary repairs, or posing safety risks to life or property. Tenants must give landlords 30 days’ written notice before suing (with exceptions for bad faith), but do not need to prove actual harm to obtain a court order stopping the danger. Tenants can also seek damages and attorney fees if the lawsuit is successful. The law takes effect 90 days after enactment.
