This bill (A4377) requires limited liability companies (LLCs) and foreign LLCs purchasing residential rental properties to disclose specific ownership information when recording deeds. Specifically, the company must submit an affidavit naming its registered agent (with business address) and, if the agent isn’t a company member, identifying at least one company member. This applies to any residential rental property - regardless of the number of dwelling units - when the LLC is the buyer. The disclosure must be attached to the deed at the time of recording with the county office. The bill amends New Jersey’s real estate recording laws to enhance transparency in rental property ownership.
