Prohibits certain light frame residential construction in densely populated census tracts; establishes construction requirements for certain light frame residential construction in other census tracts.
This bill prohibits light frame wood construction for residential group R-2 structures (such as apartments, dormitories, and hotels) in census tracts with a population density of 5,000 or more people per square mile. In less dense areas (under 5,000 people per square mile), it permits such construction only if the building is detached, under 7,000 sq ft per story, no more than three stories/high, has 30-foot fire separation, and includes NFPA 13 sprinklers. The bill also mandates 24/7 fire watch guards during construction and for 48 hours after occupancy, with strict requirements for monitoring and reporting fire safety issues. Owners must provide written fire safety notices to tenants and buyers about the limitations of light frame wood construction.
