A bill for an act concerning self-storage facilities, including acceptances and defaults of rental agreements.
This bill clarifies rules for self-storage facilities in Iowa. It prohibits tenants from using storage units for residential living, immediately placing them in default and allowing operators to restrict access to office hours. Tenants who receive a written rental agreement but fail to sign and return it within 30 days are deemed to have accepted its terms. If a tenant is in default or the lease isn't renewed, operators must provide written or email notice (with consent) giving 15 days to remove belongings, during which access may be limited to office hours per the agreement. Unclaimed items after this period become subject to lien procedures under existing law.
