It also clarifies that a qualifying emergency is an unforeseen event, such as job loss or high medical costs, that threatens homelessness or eviction and cannot be resolved without financial help. Additionally, the law gives courts the discretion to pause eviction proceedings when a tenant shows they have applied for assistance and mandates that evictions be rescheduled by three weeks if a tenant has an approved application ready to cover unpaid rent within 48 hours of the scheduled date. These changes are set to remain in effect for no longer than 90 days following approval.
